About the Company
Vantrock is an Operator led real assets platform.
Real assets only.
We start where we know the ground: logistics, warehousing and industrial parks, across the full chain — first mile, last mile, city-centre, dark-store and self-storage formats, and logistics-anchored mixed-use developments with distribution below and office above.
From there, in sequence and only as each is delivered: industrial plots; suburban campuses, GCC and back-office space — vertical industries, where our expertise transfers; strata offices; and, in parallel, data centres and senior living.
About the Role

WHAT YOU WILL OWN
Responsibilities
Own the models.
Land acquisition, development cost, leasing, financing, operating cash flows and exit; project and equity IRR, MOIC, yield on cost, development margin; the sensitivities that matter — built, documented and auditable on the platform's dashboards.
Own the Investment Committee paper.
Screening notes, investment proposals and IC memoranda to the team's standard, with a view you can defend: merits, risks, mitigants, value creation.
Run diligence end to end.
Commercial, financial, legal, technical, environmental and tax workstreams — commanding the platform's partners, integrating findings into structure and price, tracking conditions precedent to closing.
Take smaller transactions end to end.
Negotiation support on the large ones; ownership of the small ones, under the Principal's oversight.
Own the team's inputs to the monthly Asset Review.
Actuals against underwriting, construction cost against spend, leasing, drawdowns and returns, produced with the Financial Controller & Head of Asset Management; the investment content of periodic investor reports for the CFO's sign-off.
Sponsor the assets you close and contribute to the annual asset business plan.
Direct and train the Analyst on models, memoranda and diligence, and review their work to the team's standard.
Qualifications
Warehousing, logistics and industrial at the core
• required; office alongside; data-centre exposure valued; residential as background only.6–10 years of relevant experience, including at least four years of hands-on work on live transactions — modelling, valuation, diligence, structuring, IC materials, documentation and closing.A Deal Sheet of closed transactions you co-led or supported end to end, at least one of them in warehousing or industrial.
Strong financial-modelling, valuation and analytical capability; a sound understanding of real-estate cash flows, development economics, capital structures and return metrics.
Advanced Excel and PowerPoint; fluent with AI tools and comfortable building on dashboards.
Clear written and verbal communication; able to run several workstreams to tight timelines.
Not a modelling-only seat.
The Associate forms and defends a view.
Required Skills
Strong financial-modelling, valuation and analytical capability.
Sound understanding of real-estate cash flows, development economics, capital structures and return metrics.
Advanced Excel and PowerPoint.
Fluency with AI tools and comfort building on dashboards.
Clear written and verbal communication.
Ability to run several workstreams to tight timelines.
